Loft Conversions | Finding the Right Design

South East Building Service converts lofts in the 4 typical designs.

  • Rooflight Conversion – Because they involve little structural work, these are the most cost-effective and least disruptive conversions. Our builders fit rooflights into your roof’s existing slope so natural light can flow in. Rooflight conversions make an ideal solution if your loft is already spacious to start with.

  • Dormer Conversion – Because they suit terraced, semi-detached and detached homes, these loft conversions are the UK’s most popular. We construct an extension that rises vertically up out of your roof’s current slope. The interior space is bright, comes with a flat ceiling, and creates impressive floor space and ample headroom.

  • Hip-to-Gable Conversion – These conversions only suit the hipped roofs found on some semi-detached and end-of-terrace homes in Medway, Kent and the South East. We remove the hipped side of the roof, replacing it with a vertical gable. By reconfiguring your roof’s structure, we create plenty of new living space underneath.

  • Mansard Conversion – Suitable for most property types in Maidstone and the surrounding areas, these loft conversions alter the roofing structure at the rear of your home. The existing pitch gives way to a new structural addition with a distinctive 72-degree gradient. This gives your new space a sloping back wall.

Like all reputable builders, we offer advice and guidance relating to your permitted development rights. In short, if your proposed conversion complies with the stated criteria, you don’t need prior consent from the local authority before construction starts.

Most loft conversions, but not all, qualify as a permitted development. In cases where they don’t, it’s usually because work involves extending or altering the roof space beyond the specified limits and conditions.

It’s important to note, most lofts require a minimum head height of 2.2m for a conversion to take place.
